| Posted on Tue, 21 Feb 2012, 08:06:00 AM in Home buying tips, Home selling tips, etc. | | | With the rising costs of energy we as homeowners are always looking for ways in how to save as much money as possible in energy costs. This tip may be of help to you in keeping your costs down during the summer months as well as during the winter season.
According to the experts using a variable-speed ceiling fan is just one of the many effective ways that can keep your home cooler without excessive air-conditioning. Not only do these fans create a comfortable breeze that reduces the need for A-C, they also pull the heavier cool air up to the top half of the room, where we can more readily feel its effects. On cold days, this process can be reversed by switching the direction of a unit that has a 2 directional motor, or switching the blade angle on a model with adjustable blades in order to change theair flow direction and push the warm air down.
You can also reduce air conditioning usage by adhering to some of the following practices:
Redce the intensity of electrical lighting by using dimmer switches, auto timers and low-energy bulbs.
Use a set-back thermostat to help regulate cooling levels based on your schedule.
Seal air leaks by caulking cracks around door and window frames, baseboards, chimney flues, etc.
Install exterior awnins over windows exposed to direct sunlight.
Hang reflective blinds or drapery, and keep them closed whenever a room gets direct exposure
I hope these tips will assist you as homeowners in saving lots of dollars in energy costs.

| Posted on Tue, 14 Feb 2012, 07:55:00 AM in Home buying tips, Home selling tips, etc. | | | The experts recommend the use of the following 5 step formula to help you attain a speedy credit score boost.
1. Pay Down Credit Cards: The number one way to increase your credit score is to pay down your credit cards. Revolving credit like credit cards seems to have a more significant impact on credit scores than car loans, lines of credit and so on.
2. Limit the Use of Credit Cards: Racking up a large amount and then paying it off in monthly installments can hurt your credit score. If there is a balance at the end of the month, this affect your score - credit formulas don't take into account the fact that you may have paid the balance off the next month
3. Check Credit Limits: If your lender is slower at reporting monthly transactions, this can have a significant impact on how other lenders may view your file. Ensure everything's up to date as old bills that have been paid can come back to haunt you. Some financial institutions don't even report your maximum limits. As such, the credit bureau is left to only use the balance that's on hand. The problem is, if you consistently charge the same amount each month - say $1,000 to $1,500 - it may appear to the credit-scoring agencies that you're regularly maxing out your cards. The best bet is to pay your balances down or off before your statement periods close.
4. Keep Old Cards: Older credit is definitely a better credit. If you stop using older credit cards the issuers may stop updating your accounts. As such, the cards can lose their weight in the credit formula, and therefore may not be as valuable - even though you have had those cards for a long time. You should use these cards regularly and then pay them off.
5. Do not let mistakes build-up: You should always dispute any mistakes or situations that may harm your credit score. If for example your cell phone bill is not correct and the company will not fix it, you can dispute this by making the credit bureau aware of this situation.

| Posted on Mon, 13 Feb 2012, 08:10:00 AM in Home buying tips, Home selling tips, etc. | | | When you’re getting your home ready to sell, you need to look at your house in a whole new way. You have to think of your house as a product that is about to go on the market where it is probably competing with brand new housing. This means it needs to show well and appeal to potential buyers as a place they can easily move right into without making major repairs. Although some homebuyers are willing to take on fix-me-uppers, many of today’s house hunters lead busy lives and may not be interested in embarking upon major repairs or improvements upon moving in.
Fix it First: If you need to make improvements to your home, do the work before the “For Sale” sign hits your lawn. Potential buyers are not interested in hearing about your good intentions to look after defects before a transfer of ownership takes place. Even if fix-up work is underway, buyers may not be able to visualize what your home will look like upon completion of a project. They will just remember it being in a state of disrepair. Professional Inspection A serious buyer may want to have a professional home inspector check your house from top to bottom before making an offer. Keep in mind that the option of hiring a professional home inspector is open to you as well. If you can afford it, a pre-sale inspection is a good idea. This is the best way of finding and taking care of serious deficiencies before an inspector hired by a potential buyer uncovers them.
HAVE YOU CONSIDERED A PRE-SALE INSPECTION?
