Meadowvale, Erin Mills, Churchill Meadows, Trelawny, Streetsville, Lisgar and Millers Grove real estate continues to grow stronger month after month. In November we saw sales increase over last year at this same time by more than 45%. This large increase is rare even coming out of a recession. What is most interesting is that not only are the sales up but we saw an increase to the average price of homes by more than 12%.
An area of concern for the buyers is that we are in a very strong sellers market with inventory down by more than 65% over last year. We have also seen the average days in the market for a home decline by 51% over last year and we are seeing the final % of price based on listing price increase by 2%.
What does all this mean? For you sellers or people that are thinking of selling get your home on the market now. We have qualified buyers for condominums, townhomes, detached homes and semis who are ready to purchase today in the Meadowvale, Lisgar, Trelawny, Churchill Meadows, Streetsville, Pheasant Run, Sawmill Valley and Erin Mills Area. We have never seen prices increase as dramatically as they have over the past year. We are witnessing multiple offers and in some cases bidding wars on listings right now.
For the buyers there are still deals to be had but it is importatnt that you are working with a Realtor so that you are able to receive hot new listings the moment they come on the market. If you search on your own you will be looking at older listings that tend to be over priced.
